Privacy Notice

In short: this website has no forms and sets no cookies. It runs no analytics, advertising or tracking. We only receive your personal data if you choose to contact us by WhatsApp, phone or email, or later if you decide to book a home. We use it only for that, and we never sell it.

1. Who we are

This notice is given under India’s Digital Personal Data Protection Act, 2023 (“DPDP Act”) and the Digital Personal Data Protection Rules, 2025. The Data Fiduciary responsible for your personal data is:

2. What this website collects

Nothing is collected about you just because you visit. The site sets no cookies and stores nothing in your browser. Its typefaces, scripts, images and video are all served from this site. There are no third-party trackers, fonts, maps or embeds.

Our hosting provider, Cloudflare, automatically processes the technical data needed to deliver and protect the site, such as your IP address, browser type and the pages you request. This is used only for security and delivery, under Cloudflare’s own privacy policy.

3. Data you share when you enquire

If you message, call or email us, we receive what you choose to share, typically:

• your name and phone number or email address;
• your message, including your budget, preferred location and the configuration you want;
• the date and time you would like for a site visit.

4. Data needed if you book a home

If you go ahead with a booking, we collect this at our office, not on this website. That includes identity and address proof, PAN, photographs, co-applicant and nominee details, and payment and home-loan records. The law requires these for the allotment letter, the agreement for sale, stamp duty, registration and tax filings. We explain exactly what is needed, and why, at the time.

5. Why we use it

• to reply to your enquiry and arrange a site visit;
• to share cost sheets, floor plans and project documents you ask for;
• to process a booking, prepare the agreement for sale and register the sale deed;
• to send construction updates and arrange possession for homes you have bought;
• to meet legal duties, such as tax, stamp-duty, RERA and anti-money-laundering record-keeping.

We process this data because you gave it to us voluntarily for these purposes (Section 7, DPDP Act), because we need it to perform a contract with you, or because the law requires it. We will not send you promotional calls, SMS or WhatsApp messages unless you separately agree. You can say “stop” at any time. We respect the National Customer Preference Register (DND).

6. Who we share it with

• WhatsApp (Meta), if you choose to message us there. Your chat is carried under WhatsApp’s own terms;
• banks and housing-finance companies, only if you ask us to help with a home loan;
• our legal advisers and the sub-registrar’s office, for the agreement and registration;
• government authorities and the RERA authority, only where the law requires it.

We do not sell, rent or trade your personal data. We do not pass enquiries to other brokers or developers.

7. How long we keep it

If you do not buy from us, we delete your enquiry details within 12 months of our last conversation, or sooner if you ask. If you buy a home, we keep the booking, agreement and payment records for as long as property, tax and RERA laws require, then delete them.

8. Your rights

Under the DPDP Act you can:

• ask for a summary of the personal data we hold about you and who we have shared it with;
• ask us to correct, complete, update or erase it, unless the law requires us to keep it;
• withdraw your consent at any time, as easily as you gave it (this does not affect what we did before);
• nominate another person to exercise your rights if you die or become incapacitated;
• raise a grievance with us and, if it is not resolved, with the Data Protection Board of India.

If you are not satisfied with our response, you may complain to the Data Protection Board of India.

10. Security

We use reasonable safeguards, including limited staff access, locked storage for signed documents and secured devices. If a personal data breach ever affects you, we will inform you and the Data Protection Board as the law requires.

11. Children

This website is not aimed at children. We do not knowingly collect personal data of anyone under 18 without verifiable consent from a parent or lawful guardian.

12. Changes and languages

If we change this notice, we will update the date above. You can ask for this notice in Hindi, Punjabi or any other language listed in the Eighth Schedule to the Constitution, and we will provide it.
